Plans Revealed for 5955 Riza Avenue, Sacramento

New plans have been shared for a townhome-style development at 5955 Riza Avenue in South Sacramento. The project hopes to bring over two hundred apartments to the long-empty site. Tuyet Pham is the property owner, and San Jose-based Bay Area Project Pro is listed as the architect.

Construction plans aim to reshape the 7.7-acre site with 214 apartments across ten buildings, a community clubhouse, and approximately 13,000 square feet of on-site retail. Unit types will vary, with 92 one-bedrooms, 16 two-bedrooms, and 106 three-bedrooms. Parking will be included for 181 cars and 82 bicycles.

Illustrations show a contemporary architectural style prevailing across the complex, with articulated facades, balconies, and carports. Facade materials, including brick veneer, stone, stucco, and tiling, will cover the structures. Orange County-based Timothy Nguyen is listed as the civil engineer.

Records from the mid-2000s show that the property once held 102 mobile homes. The homes started to be removed from the site in 2008, leaving today the abandoned parcel with the internal streets still in place.

Construction is expected to be divided into four phases, with amenities and retail rising from the third phase and the majority of units rising from the fourth phase. The timeline for construction and completion has yet to be established. The project developer has yet to reply to a request for comment by YIMBY.
