Preliminary plans have been filed for a new five-story residential redevelopment at 3240 Scott Boulevard in Santa Clara, Santa Clara County. The project will bring well over a hundred homes to the site close to a popular San Tomas Aquino Creek. Redwood City-based Transbay Law Group is the project applicant, filing on behalf of property owner Axin LLC.

The development team has invoked the Builder’s Remedy law as part of its Senate Bill 330 preliminary application. The remedy allows the developer to bypass local zoning, while SB330 streamlines the approval process. The project also uses the State Density Bonus law, including a certain amount of affordable housing to get an 11% residential increase above base zoning.

Project details are limited to the project application to the city’s planning commission. The developer says there will be 166 apartments, of which 30 will be designated as affordable to lower-income households. Vehicular access will be attached to Scott Boulevard.

The 60-foot-tall structure will include a two-story basement garage with an overwhelming capacity for 291 cars, equivalent to 1.75 cars per unit. Additional space will be given for 170 bicycles. Common open space will be available at ground level and via a rooftop deck.

The three-acre site is close to Irvine Company’s Santa Clara Square mixed-use master plan, which offers 1,840 apartments and a newly built strip map. Residents will be less than ten minutes away from the shopping center on foot. To the east, residents will be able to access the 16.5-mile San Tomas Aquino Creek pedestrian and cycling trail next to the Amazon offices at 3200 Scott Boulevard.

According to public data shared by the San Francisco Chronicle, Axin LLC has owned the property since the last sale for $5.3 million in 2010. Demolition will be required for the existing single-story light industrial structure and surface parking. The estimated cost and timeline for construction have yet to be shared.
