Updated preliminary permits have been filed for the eight-story infill at 2450 and 2480 Shattuck Avenue in Downtown Berkeley. The project will bring a new mid-rise apartment complex with nearly a hundred homes close to BART and the UC Berkeley Campus. Austin Group and Chicago-based CA Ventures are jointly responsible for the development.

Initial plans drafted by Niles Bolton Associates hoped to build 111 apartments across the 85-foot-tall structure. The new plans estimate that the complex will yield 134,120 square feet for 94 apartments, including 2,440 square feet for retail and 4,650 square feet for amenities, including a rooftop deck.

The preliminary application invokes Senate Bill 330 and the State Density Bonus program to streamline approval and increase residential capacity. It ensures that a certain percentage of housing will be designated as affordable housing.

Gordon Commercial Real Estate is the property owner. The Austin Group and CA Ventures have previously worked together in Berkeley, seeing construction finish for the 204-unit IDENTITY Logan Park development. Across from 2450 Shattuck Avenue, the Austin Group is nearly completion for an eight-story complex at 2440 Shattuck Avenue, named the Lair @ Haste.

The project is ten minutes from the Downtown Berkeley BART Station by foot or four minutes by bicycle. The estimated cost and timeline for construction have yet to be shared.

    I hope they come up with a much better design before they start construction! And I would not call it I fill as a building is already on that site.
