Preliminary permits were filed for 2050 Lafayette Street in Santa Clara, Santa Clara County. The project will replace a single-story apartment complex with a denser townhouse-style complex while using the Builder’s Remedy to streamline approval. Heritage Land Company is responsible for the application.

Demolition will be required for the existing 30-unit apartment complex and three homes. The single-story buildings were built and opened in 1958. The pre-application specifies that construction will bring 12 buildings to the site, with 114 townhome-style condominiums. Unit types will range from one to two and three bedrooms. Four parcels at 2050 Lafayette Street and 930, 965, and 985 Parker Court will be merged to form a 3.73-acre site.

The project is within a mixed-use neighborhood surrounded by auto shops, data centers, housing, industrial facilities, and a restaurant. Residents will be ten minutes away from Downtown Santa Clara by bicycle or twenty minutes via bus.

Public records show the property last sold in 2009 for $860,000. According to public records published by the San Francisco Chronicle, Gribin Companies and Heritage Land Company are listed as joint owners.
