The Sacramento City Council is scheduled to vote today on funding an affordable rental project at 815 11th Street in Downtown Sacramento. The city aims to provide roughly a quarter of the projected development cost to Humboldt County-based affordable developer Danco Communities. Danco is aiming to bring 52 units to a small lot.
The city is expecting to authorize around $7.8 million of funding from the Sacramento Housing and Redevelopment Agency, covering a quarter of the estimated $31.3 million development costs, or just over $600,000 per unit. The project will rise next to the former Sutter House motel, where Danco oversees 92 permanent supportive units for formerly homeless residents.
The renovated motel is now called Central Sacramento Studios Phase I. Plans to replace the single-story restaurant at 815 11th Street are called the Central Sacramento Studios Phase II. Parking facilities will be shared between 815 11th Street and 1100 H Street.
The structure will rise five floors from the 0.31-acre site. Unit types will vary, with 35 studios and 17 one-bedrooms. One unit will be a market-rate rental for the on-site property manager. The remaining 51 affordable units will be priced for households earning around 30% of the area’s median income. Each apartment will provide a full kitchen, bathroom, and dishwasher.
The project architect is not listed. Lutheran Social Services of Northern California will provide residential services. According to the project description, “there will be 15 hours of resident services that will include workforce development supportive, education classes, counseling assistance, and job search assistance.” LSS is also expected to provide three Full Time Equivalent case managers for residents.
