The final design review application has been filed for 2587 Telegraph Avenue in Southside, Berkeley. The approved project aims to bring hundreds of bedrooms in an eight-story building close to People’s Park and the UC Berkeley campus. Gilbane Development Company is the project developer.
The proposal will produce 219 bedrooms across 52 units, targeting dorm-style living for UC Berkeley students. The 84-foot tall structure will yield 112,560 square feet, including 2,900 square feet for ground-level retail and parking for 79 bicycles. Apartment sizes will vary with four studios, 30 four-bedrooms, 13 five-bedrooms, and five six-bedrooms. The development plans state they expect to “help alleviate the housing pressure” near the UC Berkeley campus.
Six units will be designated affordable to very low-income households earning less than half of the area’s median income. This allows the developer to use the State Density Bonus program to increase the project scale by 50% above base zoning. The project will benefit from Senate Bill 330 to streamline the approval process.
KTGY is responsible for the design. The complex will feature four massings separated by glass-railing balconies. The upper-floor facade will be wrapped with profiled metal panels around floor-to-ceiling windows. The ground-level space will be improved with masonry and wood-like panels. The firm describes that the exterior scheme of “alternating pattern of projecting bays and recessed balconies adds visual interest to the building and significantly breaks up the massing with this volumetric articulation.”
Gilbane filed its first pre-application for 2587 Telegraph Avenue in February 2023, with subsequent applications submitted in May and June of last year. The plans were approved earlier this year, and the previous property owner, an affiliate of Anchor Valley Partners, sold the land to Gilbane.
The existing 0.43-acre property is located on Telegraph Avenue between Dwight Way and Parker Street. Future residents will be close to the commercial heart of .off-campus commercial heart.
Along with the developer and architect, the project team for 2587 Telegraph will include PGAdesign on landscape architecture and Rhoades Planning Group as the planning consultant. The estimated cost and timeline for construction have yet to be established.

Is this the site of the former 1970s Park & Shop supermarket? I haven’t visited the neighborhood in decades
(Correcting my earlier inquiry): Geographically,I was off by a block. Park & Shop (and subsequent Andronico’s) was at 2655 Telegraph.
