San Jose State University has opened the hotel-to-dorm conversion of Spartan Village on The Paseo, a former hotel located at 184 South Market Street in Downtown San Jose. The 13-story building was transformed from being the southern tower in the Signia by Hilton hotel complex, formerly The Fairmont San Jose, into a nearly 700-bed student housing addition just west of the SJSU campus. The over $100 million project was led by Throckmorton Partners.
The Hilton property opened in April 2022, following the sudden closure of The Fairmont San Jose in March 2021. In Late 2023, the south tower was sold to Throckmorton Properties for $73 million, downsizing the property by 264 rooms from the roughly 800-room peak. Construction was estimated to cost around $40 million, according to reporting by Roland Li for the San Francisco Chronicle. Li’s article adds that SJSU has entered a 25-month lease for the project, after which the institution has agreed to buy the tower for $165 million.
Multistudio oversaw the architectural work of the project, with Build Group operating as the general contractor. The former luxury hotel will maintain much of its high-end finishing, especially noticeable with marble-tiled bathrooms. Alongside the bedrooms, the tower includes on-site manager units with new kitchens and shared laundry rooms.
The building is located along the Paseo de San Antonio between South Market Street and First Street, across from the Plaza de Cesar Chavez. SJSU Campus is three blocks away, and East Santa Clara Street is just over a quarter mile away.
The dorm is on the same block as 282 South Market Street, a proposed 20-story office tower proposed by the Sobrato Organization. At the time, the developer said they hoped to find a single tenant to lease the nearly half million square feet of floor area, a prospect from a bygone era in the commercial real estate market.
