The notice of exemption has been published related to an affordable housing proposal at 758-772 Pacific Avenue in Chinatown, San Francisco. The 15-story project will provide an estimated 175 units of affordable housing by the busy Stockton Street thoroughfare. Chinatown Community Development Center is responsible for the application.

The City of San Francisco has determined that the CCDC application is exempt from the California Environmental Quality Act, providing a ministerial approval process via Assembly Bill 1449. This comes after the Board of Supervisors approved the ordinance amending the Planning Code and Zoning Map to create a New Asia Senior Housing Special Use District in November last year.

The 155-foot tall structure is expected to yield around 148,400 square feet, including 175 apartments and a 13,500 square-foot banquet hall. Unit sizes are expected to vary, with 124 studios, 50 one-bedrooms, and a two-bedroom unit for the on-site property manager. The building will include on-site community space and offices for supportive services and property management.

Stan Teng Architectural Studio is responsible for drafting the project plans. Illustrations show a preliminary mock-up of a tower with a mix of facade articulation and sloped rooftop features.

 

As part of the development agreement, CCDC has promised to provide temporary housing for the existing apartment on the second floor of 758 Pacific Avenue and will offer a residence inside the 15-story tower once it is complete.

The project will be additionally streamlined through Assembly Bill 2011. Construction is expected to cost around $107 million, according to the project application, a figure not inclusive of all development costs.
