Plans have been approved for an eight-story apartment complex at 400 Divisadero Street in San Francisco’s Lower Haight neighborhood. The 203-unit application received ministerial approval via Assembly Bill 2011. 4Terra Investments is the project sponsor.
The 85-foot tall structure will yield around 194,280 square feet, with 109,800 square feet for housing, 1,850 square feet for retail, and 8,480 square feet for the 24-car garage. The proposal aims to create 203 residences, including 20 units of affordable housing. Unit types will vary, with 121 one-bedrooms and 82 two-bedrooms. Parking will be included for 24 cars and 144 bicycles.
Alongside AB2011, the developers used the State Density Bonus law to increase residential capacity above the base zoning of 131 units. The team requested two concessions and seven waivers related to various zoning regulations, such as the height, unit exposure, and rear yard requirements.
BDE Architecture is responsible for the podium-style design. The articulated facade will be clad with a mix of stone veneer, stucco, and wood-look siding. The exterior will be punctuated by a mix of bay windows, balconies, and blue accents.
The complex will feature a five-story annex surrounded by landscaping to conform to the irregularly-shaped property. The ground floor will include a lobby, fitness center, lounge, parking, retail, and four units facing Divisadero Street. Additional outdoor space will be provided with the podium-top central courtyard and a rooftop terrace.
The 0.79-acre parcel is located along Divisadero Street between Oak and Fell Street along the Wiggle bicycle route. Future residents will be just two blocks from the Panhandle, a long, narrow public park connected to the beloved Golden Gate Park.
City records show the property last sold in 2001 for $3 million. Construction is expected to cost around $85 million, a figure not inclusive of all development costs. A timeline for work to start has yet to be established.

If I were the Mayor, I would make it mandatory for all new buildings like this with a flat roof have a 75% green area on the rooftop. grass, trees, like salesforce park, but lower budget.
More regulations from NIMBYs to make housing more expensive. You should pay for such roof if you want it.
It probably does have a simple seating area on the roof with artificial grass.
