Preliminary permits have been filed for a residential infill at 100 Culebra Terrace in Russian Hill, San Francisco. The latest application has added a fourth floor and a third unit to the project compared with previously shared plans. Los Angeles-based architecture firm Marmol Radziner is listed as responsible for the application and design.

The four-story structure is expected to yield around 3,360 square feet, including 2,530 square feet of housing and 850 square feet for the two-car garage. There will be three dwelling units, including a two-bedroom residence and two studios.

Renderings show the aesthetic approach for the multi-unit house remains similar to the plans shared with the city ahead of the preliminary application. The most notable difference is the additional floor visible from the backyard. The top floor will be occupied by the ADU, with the second and third floors each occupied by a full unit, and the ground level occupied by the garage and mechanical facilities.

The property owner is listed as Nicholas Vanderboom, the Chief Operating Officer of Related California. According to the application, construction is estimated to cost around $3.5 million, a figure not inclusive of all development costs.
