Permits have been filed for a backyard townhouse development at 3261 Hollis Street in Clawson, West Oakland. The small-lot infill would replace a rear-lot garage with six new apartments. Colm Higgins and Pier Iberti et al. are listed as the property owners.

Baran Studio is responsible for the design. Construction will result in three townhomes, each containing two apartments. Illustrations show the repeating gable roof with wood-look soffits and balconies overlooking the parking lot.

The property is located along Hollis Street between 32nd and 34th Street. The site is close to the I-580 freeway overpass and two blocks from the East Bay Bridge big-box shopping center. The existing century-old single-family home facing Hollis Street will remain untouched throughout development. Demolition will be required for the rear-lot garage.

The existing 0.15-acre lot will be subdivided into four mini lots, with ministerial assistance from Senate Bill 684. Public records show the property last sold in mid-2021 for a million dollars.
