Recent planning applications have been filed to establish the Alexandria Theater Special Use District at 5400 Geary Boulevard in San Francisco’s Richmond District. The application comes over a year after plans first surfaced to bring new housing to the historic theater owned by TimeSpace Group.
Alexandria Theater first opened up in the neighborhood in late 1923. The Egyptian Revivalist building was designed by the Reid Brothers, though little of the golden-age cinema glamour remains available for the community. The theater closed in 2004 and has since cycled through different owners. The exterior has started to deteriorate, and the iconic blade sign was removed in early 2023 following storm damage.
The Special Use District will be established to allow “exceptions to existing zoning controls for a residential project in the SUD, subject to specified conditions,” according to the planning application.
When the plans were first unveiled by the developer and Supervisor Connie Chan in September of 2023, the project was expected to contain 76 units, including on-site affordable housing. The latest project profile applications do not give any more details about the unit capacity or potential means for adding housing to the site.

A special use district for one lot. Come on. Can’t have an entire city made of of thousands of “special use districts.” This should be rejected swiftly. Follow the rules or petition for upzoning.
