Entitlement extension permits have been filed for the proposal at 2010 Broadway in Sacramento’s Curtis Park neighborhood. The urban infill project was first filed in 2020 with plans to add 26 units to a vacant plot. Indie Capital Real Estate is responsible for the development.

The approved entitlement includes a total of 26 units across ten apartments, and eight single-family with attached accessory dwelling units. The ground-level retail space is expected to feature a neighborhood-serving cafe. Unit types will vary, with two studio units on the ground level and eight one-bedroom apartments split on the second and third floors. Bicycle parking will be included.

Johnsen Schmaling Architects is responsible for the design. The exterior will be clad with corrugated metal panels, painted aluminum, and stucco. The residential lobby will be positioned on the eastern side of the building, with an outdoor patio located just outside the entrance. The developers describe this setup as encouraging “open-air enjoyment and opportunities for resident and retail guest interaction alike.”

The property has been listed for sale by Indie Capital Real Estate through Sotheby’s. The site and entitlements are available for sale for $295,000.

The property is located along Broadway between 20th and 21st Street, a block from the Broadway Lightrail station. Future residents will be near the Highway 50 overpass, separating Curtis Park from the affluent Poverty Ridge residential neighborhood.

Construction is expected to cost around $1.6 million.

  2. Good looking building, but since it’s across from the light rail I wish it were taller. 26 units isn’t a lot

  3. Horrendous, but at least great to have units and a nice site layout. But these modern trailer looking architectural pigs will be the next generation of “why the hell did we approve these”. While these are built on vacant lots, it remind of when in the 1960s they were tearing down Victorians to build awful “modern apartments” that we all have to look at for 80 years now.

    Not sure if I am reading this correctly but it looks like the initial builder, Indie Capital is actually selling the property and does not plan to build this project at all but is simply including this building proposal as part of the sale of the property?
