Development permits have been approved for the mixed-use infill project at 3935 Franklin Boulevard in North City Farms, Sacramento. The project will bring 14 apartments and new retail space to a vacant lot next to Highway 99. PAS Design Services is responsible for the application.

The complex will contain around 17,440 square feet across two structures, with 14 apartments and 4,820 square feet for retail. The ground level of the larger structure will feature four retail spots and two apartments, with eight units on the second floor. The smaller building will have two apartments on both the first and second levels. Vehicular parking will be provided for 14 cars and 12 bicycles.

Sutton & Associates is responsible for the design, collaborating with PAS Design Services. Illustrations show the architectural style will feature Spanish Revival features along the parapet and window frames. It is unclear if the design scheme will change.

The 0.68-acre property is located along Franklin Boulevard between 15th and 16th Avenue, next to Highway 99. Residents will be close to a few bus stops and a 15-minute walk from a grocery store. The Sacramento City College campus is just about a mile away.

The estimated cost and timeline for construction have yet to be shared.

  2. Ok, this is now the third request for permits for this same site, will it actually get built this time?
