Updated renderings have been published for the residential masterplan at 3896 Stevens Creek Boulevard in the Meridian neighborhood of San Jose. The property, once entitled to become a commercial office campus, is now being eyed for two podium apartments with over five hundred new homes with parking for nearly eight hundred vehicles. Holland Partners is the project developer.

The masterplan envisions two eight-story buildings with three floors of parking and five floors of housing. The project will yield a combined floor area of nearly a million square feet, with 465,620 square feet for housing, 303,120 square feet for garages, and 13,800 square feet for retail. Unit types will vary, with 34 studios, 329 one-bedrooms, and 169 two-bedrooms. Parking will be included for 790 cars and 139 bicycles.
TCA Architects is responsible for the design, with EPT Design as the landscape architect. The facade materials will include metal panels, perforated screens, stone tile, and stucco. Illustrations show a familiar podium apartment complex with articulated facade schemes and balconies. The ground-level will include a mix of landscaping, with a corner park along Saratoga Avenue and Stevens Creek Boulevard, and a greenway separated the two buildings. Each structure’s podium-top amenities will include a pool deck, clubroom, and amenity space.

Holland Partner Group purchased the site in 2024 from Cypress Equities after Cypress Equities failed to develop a commercial office complex with a three-story fitness center.
The 4.7-acre property is located at the corner of the busy Stevens Creek Boulevard and Saratoga Avenue. The site is across from 3941 Stevens Creek Boulevard, a 59-unit affordable housing complex under construction by CRP Affordable Housing.

Demolition will be required for an existing low-slung strip mall at the corner of Stevens Creek Boulevard and Saratoga Avenue. Future residents will be around ten minutes away from Santana Row or Westfield Valley Fair by bus or under half an hour to Downtown San Jose.
The estimated cost and timeline for construction have yet to be shared.

Looks bleak next to Stevens Creek
My home town, San José, knows how to properly provide residential parking.
This parking allowance is an anomaly in tge anti- car government of SJ.
A healthy sized project, good height and nice public spaces. Would love to see San Jose fill in with more of these.
No street level businesses suggested. Imagine putting another 700 cars on the road at that location.
