Last week the San Jose Planning Commission approved the request for a Conditional Use Permit at a 1.77-acre unaddressed parcel located on Union Avenue between Byron Way and Cambrianna Drive. The permit allows the removal of 17 trees and the start of site preparation for the construction of a new 48,051-square-foot residential care facility at the location. The facility will be built only on the western portion of the site, and it will not require the demolition or alteration of the existing Casa di Mir Montessori School.

The two-story facility designed by Douglas Pancake Architects will make accommodations for 94 resident beds, served by 42 employees. There will be 52 on-site parking spaces and 10 bicycle spaces. The 17 removed trees will be replaced by 108 new trees to be planted as part of the landscaping, including a border row of trees to create a buffer between the new development and the existing school.
Since the facility is memory care-focused, residents will not necessarily be permitted to come and go as they please. Instead, the building will provide several public areas, including an internal courtyard and a second-story patio for outdoor space. The overall project also calls for space to be allocated on-site for a community garden which will not be directly included in the facility.

The building’s exterior is designed with a vaguely California mission-style appearance, including a tan and brown stucco facade that blends well with the other neighborhood buildings. The meeting presenter spoke about the building’s need to be a warm and inclusive space that will make residents feel at home, reminding them that the facility is more than just end-of-life care.
