Hanover’s Capitol Avenue Project Breaks Ground in San Jose

A large residential project has broken ground at 905 N Capitol Avenue in the Berryessa Neighborhood of San Jose. The project, brought by Hanover Company is part of a multi-building non-contiguous development spanning Penitencia Creek Road along N Capitol Avenue. The project was first brought in 2022 but has experienced minor delays. The recent groundbreaking was for Building 1, a large apartment complex on the north side of Penitencia Creek Road. Architecture firm KTGY Architecture + Planning is responsible for the building designs.

According to the initial notice of intent, Building 1 will consist of 345 multi-family residential units and 3,000 square feet of office space in a seven-story, mixed-use building with underground parking on the 2.12-acre northern parcel. The complex will be a mix of studio, one-bedroom and two-bedroom units. Approximately 5% of units will be considered affordable, with the remainder categorized as market rate.

Additionally, the southern portion of the project is planned to construct and subdivide the 1.35-acre southern parcel with 32 for-sale townhomes, each with two-car garages. Also as part of the development, both parcels are to include significant improvements to landscaping, walkways, sidewalks, curb, and bike lane replacements. GWH Landscape Architects are responsible for the grounds design.

The apartment building’s external facade will be gray, blue, and white stucco, broken by residential balconies. Meanwhile, the townhomes will present square modern facades, mostly white with light gray and blue accents.

The project is located within a 3-minute walk of the Penitencia Creek light rail station on the VTA orange line. Along with close proximity to the Berryessa Hills Shopping Center, Penitencia Creek Park, and nearby schools, the development provides highly walkable options for future residents.

Construction on Building 1 has an expected completion timeline of just under two years.
