The Cupertino Planning Commission is scheduled to review plans tonight for a 59-unit townhouse development at 20840 Stevens Creek Boulevard in Cupertino, Santa Clara County. The proposal looks to add several dozen townhouse-style units to roughly three acres along the city’s primary thoroughfare. Summerhill Homes is the sponsor and project developer.

The proposal looks to add eight structures with a total of 59 units, with between three and four units. Residence sizes will vary from 1,799 to 2,723 square feet each. Parking will be included for 129 cars across two-car private garages and guest parking.

The application has invoked the State Density Bonus law to increase residential capacity, with streamlining afforded by Senate Bill 330. The project is expected to include 12 units of below-market-rate townhomes for moderate-income households.

SDG Architects is listed as responsible for the design. While the illustrations haven’t been shared, the staff report describes the team as proposing a “Contemporary Spanish” style design with stucco facade, trim, concrete tile roofing, and metal accents. The site map shows that the eight structures will be surrounded by an internal road network with some landscaping around residential pathways. The center of the plan includes a central common area with grills, seating, and tables.

Demolition will be required for three low-slung commercial structures and associated surface parking. Construction is expected to last around two years, split into eight phases for all eight buildings. The estimated cost has not yet been established.

  1. Why do we still do all of these townhome developments when a larger multifamily building on a large commercial corridor?

    • It’s Cupertino so any housing is a win. You’re right though, this lot is large enough to support a larger multifamily building on the Steven’s Creek side. They could throw a few townhomes up in the back to buffer the SFR neighborhood on the west side.

  2. The amount of land dedicated to parking lots in that area is just outrageous

    • It is astonishing. Such a ridiculous use of land, especially when you see how empty most of those spaces are.

  3. I couldn’t imagine living in such a soul-less development. Just concrete all around, entirely car dependent. Just awful.

    At least the buyers will be wealthy enough to afford the therapy they’ll need

  4. Right now, the issue with all housing developments is financing. Multi-story, multi-family housing just isn’t being financed. Two mixed units projects already approved by council aren’t going forward due to lack of financing. Townhomes are being funded, and will attract young families who won’t go into condominiums/apartments even though this location would be suitable. Townhomes are the new starter single family homes. Cupertino needs families with children……
