Preliminary permits have been filed for a large podium complex at 220 West 20th Avenue in San Mateo, San Mateo County. The proposal will add over two hundred units to a large plot of land near the intersection of El Camino Real and Highway 92. SummerHill Apartments is the project developer.

The roughly 80-foot-tall complex will yield around 356,770 square feet, including 241,350 square feet for housing and 115,400 square feet for the three-level garage. Of the 230 apartments, there are 23 deed-restricted affordable units reserved for very low-income households. This allows the developer to utilize the State Density Bonus program and secure a streamlined approval process through Senate Bill 330.

Apartment types will vary with nine studios, 146 one-bedrooms, 64 two-bedrooms, and 11 three-bedrooms. Residential amenities will include a fitness center, club room, rooftop decks, and a podium-top courtyard. Parking will be included for 275 cars and 272 bicycles.

BAR Architects & Interiors is responsible for the design. Using some generous language, the project application states that the architecture “imbues a timeless simplicity using a gridded window pattern and a strong base, and middle and top articulation.” Facade materials will include a mix of cement plaster, tiles, and faux-wood accents.

The 1.54-acre property is located along 20th Avenue between El Camino Real and Alameda de las Pulgas. Future residents will be located next to two similarly sized podium apartments, Corte Bella and The Lark. The site is directly across from the Elks Lodge fraternal organization, and a strip mall anchored with a grocery store.

Linda Andreini of Andreini & Company is listed as the property owner, operating through Twentieth Avenue Investments LLC. Demolition will be required for the existing two-story office building built in 1956, where Andreini & Company is headquartered. The estimated cost and timeline for construction have not yet been established.
