A Notice of Completion was posted for a new townhome project located at 1400 Colman Avenue in Santa Clara. The project developer, City Ventures, plans to build ground-level townhomes across roughly half of the property, totalling 143 main and ADU units, with the other property half comprising 162 podium-style units built over two parking garages. According to the submitted planning documents, all units are to be solar all-electric.

The units on site will range from studio to three-bedroom units, with a square footage ranging from 377 to 1750 total area. The maximum height of the buildings is four stories. The two podium parking garages will total 246 parking spaces to support the tenants’ transportation needs, while each townhome will also have access to a private garage for the main residence.

The current site is a 3.8 industrial parcel, which is to be rezoned in order to make way for the residential project. The rezoning is at least partially incentivized by the developer’s promise to provide 30% of the development’s units at below market rate.
The building’s location is immediately adjacent to the San Jose Norman Mineta Airport, raising community concerns about excessive noise and possible pollution for future tenants. However, the planning and environmental reviews of the project have so far found no uncorrectable issues with the project, and the potential drawbacks of the site’s location are possibly offset by its close proximity to the desirable Caltrains and commercial areas.
