Permits have been filed to add a four-story apartment complex at 720 Masonic Avenue, North of the Panhandle in San Francisco. The application comes a year and a half after a three-alarm fire destroyed the former three-story apartments. Xie Associates is responsible for the application.

The 40-foot-tall structure is expected to yield around 7,170 square feet, including 1,320 square feet of common space and 581 square feet for the garage. Of the four apartments, there will be three three-bedroom dwellings and a one-bedroom unit. The ground floor will include a two-car garage and a bicycle rack.

Xie Associates Inc. is the project architect. The planset includes elevation drawings of the design, with a stucco facade and two bay windows.

The 0.07-acre property is located along Masonic Avenue between Grove Street and Hayes Street, less than two blocks from the Panhandle public park. The property was gutted by an early-morning three-alarm fire in mid-December of 2023. Emergency demolition permits were filed in 2024, and the site is currently empty.

Michael Chan is the property owner. The estimated cost and timeline for construction have yet to be shared.

    Regarding this address, all of Masonic should be upzoned to six stories minimum. Look forward to the vote in Jan 2026.

    The City College campus across the street from this address is such an underutilized piece of land. Hey City College, take a book out of BART’s playbook and build some housing on your properties, replacing the surface parking lota. The revenue stream from rent will help get you out of your significant fiscal issues!

    Oh my gosh, you couldn’t design a less-inspiring building if you tried. That block of Masonic is wonderful, but this drab bit of oatmeal nothingness will ruin it.
