Plans have been filed for an office-to-housing conversion at 2121 South El Camino Real in San Mateo, San Mateo County. The project looks to subdivide an existing commercial complex to add 156 units to a 12-story office tower near the Hillsdale Mall. Tourbineau Real Estate Partners is the project sponsor.

The 175-foot-tall structure contains 121,150 square feet, with redevelopment set to dedicate 86,200 square feet for housing and 13,200 square feet for amenities. Parking will be added for 167 bicycles, with the existing complex already containing 586 vehicular parking stalls. Apartment types will vary with 40 studios, 107 one-bedrooms, and eight two-bedrooms. There will be 24 units designated as affordable housing.
TCA Architects is overseeing the design. The firm will oversee upgrades and modernization to the existing facade, primarily with fresh paint and energy-efficient windows. The updated paint is expected to highlight the existing pre-cast concrete design with a neutral natural color palette. Residential amenities will include a lounge, fitness, and landscaped courtyards.

The application invokes the State Density Bonus law, Assembly Bill 2011, and Senate Bill 330 to achieve more residential density and streamline the approval process.
Future residents will be a 15-minute walk from the Hillsdale Caltrain station, and ten minutes from the Hillsdale Mall via SamTrans bus.
The 3.4-acre property is located between El Camino Real and Palm Avenue, between 21st and 22nd Avenue. The site is just a couple of blocks from a grocery store. The estimated cost and timeline for construction have yet to be established.
