The Sunnyvale Planning Commission is scheduled to review plans next Monday for a potential eight-story apartment complex at 1215 Bordeaux Drive in Sunnyvale’s Moffett Park neighborhood. The proposal seeks to replace a former Google-occupied property with more than 200 apartments. The Texas-based real estate firm, Beam Reach, is listed as the project applicant.

The 91-foot-tall structure is expected to yieldaround 297,300 square feet, including around a quarter million square feet for housing, 40,000 square feet for parking, and 1,610 square feet of retail. Once complete, the building will add 265 units to the neighborhood. Apartment sizes include 64 studios, 160 one-bedrooms, and 41 two-bedrooms. The ground-floor garage will accommodate 217 cars using mechanical stackers. Additional space will be included for parking 296 bicycles.
The application utilizes Senate Bill 330 and the State Density Bonus law to increase residential capacity and streamline the approval process. Waivers have been requested for publicly accessible open space, courtyards, parking, and facade design.

KTGY is responsible for the design, collaborating with Bionic for landscape architecture. The podium-style apartment complex will place six floors of housing atop a concrete podium. The upper levels will conform to an E-shaped floor plan, built around two landscaped podium-top courtyards. The open-deck amenities will include copious seating areas, a pool, an outdoor kitchenette, and a central fire pit. The exterior will be wrapped with an articulated mix of stucco, cementitious flat panels, fluted concrete, board-formed concrete, and louver screening.
Menlo Park-based Deerfield Realty Company is listed as the current property owner.
The developer shares their vision for the development, writing that, “1215 Bordeaux is crafted for residents who want to live in the center of Sunnyvale’s momentum. Blending modern comfort with everyday accessibility, it places you close to leading tech campuses, major transit routes, and the vibrant energy of the South Bay.”

The roughly two-acre parcel is located at the corner of Bordeaux Drive and 5th Avenue, in the Moffett Park area dominated by Google-owned office buildings and hotels. The city approved a rezoning of the 1,270-acre industrial neighborhood in 2023, setting the stage for 20,000 new dwelling units and ten million square feet of additional office space with transit and infrastructure improvements. Nearby, construction has finished for the Google Caribbean offices, two ziggurat-like offices designed by Bjarke Ingels Group.

The project will be reviewed by the city’s planning commission during a public meeting scheduled for Monday, March 9th, starting at 5:30 PM.
