New building permits have been filed for the approved plans at 45 Montclair Terrace in San Francisco’s Russian Hill neighborhood. The small residential infill project is looking to add another high-end luxury house to the affluent neighborhood perched next to the serpentine section of Lombard Street. Y.A. Studio is the project sponsor.

The five-story house is expected to include a 760-square-foot accessory dwelling unit. The in-law apartment will feature one bedroom and private access to Montclair Terrace. The main unit will feature a multi-car garage, a second-floor backyard that conforms to the parcel’s steep gradient, balconies, and two rooftop decks. Y.A. Studio is responsible for the design. The updated illustrations emphasize the open space. Facade materials include smooth cement plaster and precast concrete siding.

The property is located along Monclair Terrace between Lombard Street and Chestnut Street. Public records show the property last sold in 2021 for $3.75 million. Demolition will be required for an existing single-family home, which public records state was constructed in 1937. The city’s Planning Department has previously determined that the property is not a historic resource.

Construction is expected to cost around $1.5 million, a figure not inclusive of all development costs. The timeline for groundbreaking and completion has not yet been shared.

  1. LOL – I saw the image thumbnail and I assumed it was a small 10-12 unit apartment or condo. No, it’s a single-family home! Deep breath in, hold, slowly breath out…. Well, housing is housing, and apparently the site is going from one unit to two, so I guess that’s progress. Rich people need housing too! Good innocuous contemporary design too.

  2. “Small residential infill project,” my foot. Demolishing an existing house to replace it with something giant does not qualify as a “small residential infill project.”

Definitely share the sentiments of the other commenters, but also, 1.5 million is less than I expected for the construction of a house that big in San Francisco… I guess after buying the property and demolishing the old house its probably more like 2-3 million though. That said, there are modest houses in Oakland that cost $2million and still need to be renovated! Kind of a steal for a custom built house in the City (seems cruel not to include at least 3 units though).

  4. This is fine, but I really miss the YIMBY where people cared more about affordable housing and not luxury condos and multimillion dollar single family homes.
