The main building permits were filed for a new six-story affordable housing development located at 2700 International Boulevard in Oakland. The site is being developed by The Unity Council, and will consist of a mixed-use 100% affordable housing in keeping with the non-profit’s model for development.

The structure is expected to include a total of 75 new units, bringing significant new housing to the location. Meanwhile, the building’s ground floor will include three small commercial spaces and some parking for the future residents. The units are to be leased for residents earning up to 60% of the area’s median income.

The current site is occupied by 2 three-story office buildings that provide a total of 21 office suites. The Unity Council plans to demolish the existing buildings. The developers have not made clear if they intend to lease the newly created commercial spaces to the current property’s tenants or if they will open them up to general applications.

Original renderings for the building were done by the architecture firm PYATOK. They show a patterned brick façade, with strategically inset areas breaking up the building’s total mass. The ground floor features floor-to-ceiling windows and inviting commercial fronts, while the upper stories use more regularly spaced residential window designs. The second level will feature a community room and landscaped courtyard as part of the building’s residential area.

There will be 33 parking spaces provided for resident use as part of the building’s internal garage. Residents without vehicles will have nearby access to multiple alternative transit options, including the T1 rapid bus line and other AC transit routes. Residents will also be a 15-minute walk from the Fruitvale BART Station, providing longer-distance transportation options and access to the dense commercial district surrounding the station.
