The San Jose Planning Commission is scheduled to review plans tomorrow evening for a townhouse development at 1655 Berryessa Road near the Berryessa BART Station. The plans call for nine three-story structures spread across a two-acre portion of the 13-acre former trucking hub owned by the Facchino Family. Terracommercial Real Estate Co., led by Mike LaBarbera and Rob Facchino, is responsible for the development.

SDG is responsible for the site plan and design. Illustrations show the nine structures will be stylized with articulated facades, complete with a mix of bays, columns, balconies, and varied materials. Full build-out will produce 61 condominium units. The development will include 52 two-bedrooms and nine three-bedrooms. The complex will include nine affordable apartments for households earning around 80% of the area’s median income.

The project invokes the Builder’s Remedy to streamline the approval process and side-step local zoning. The filing would replace a portion of the much larger property owned by the Facchino Family. In late October last year, the developer revealed plans for the remaining portion of the parcel, including around 708 units across two apartment buildings, townhouses, and single-family homes.

The estimated cost and timeline for construction have not yet been shared. Future residents would live across from the Berryessa Flea Market and BART’s southern-most train station.
