The City of Berkeley has published the Draft Environmental Impact Report for 2036 Bancroft Way in Downtown Berkeley, Alameda County. The project would replace eight dwelling units and a four-story office building with an eight-story apartment complex just a block away from the western edge of the UC Berkeley campus. Vindium Real Estate is listed as the property owner through Bancroft Way Properties LLC.

The 97-foot-tall structure is expected to produce around 80,340 square feet, of which 70,930 square feet will be for housing. Unit sizes will vary with 21 studios, eight one-bedrooms, 13 two-bedrooms, and 35 three-bedrooms. Residential amenities will include a fitness center, laundry facility, bicycle parking, and a dedicated mail room. Parking will be included for 18 cars and 40 bicycles.

The development invokes Senate Bill 330 to streamline the approval process. Of the 87 units, eight will be deed-restricted as affordable for three extremely low-income households, two very-low income households, two low-income households, and one moderate-income household.

Studio KDA is responsible for the design. Illustrations show a familiar infill apartment complex featuring a pastel gradient overlooking Bancroft Way. The residents will also gain access to rooftop decks on the seventh and eighth floors, with the terraces connected by a spiral staircase.

The Draft Environmental Impact Report is an important step in the project’s environmental review process, as it solicits public input. The city will be accepting comments to help inform the Final Environmental Impact Report. For more information about how to participate, visit the city website here.
