Updated plans have been filed for the proposed redevelopment of the former SRI campus around 333 Ravenswood Avenue in Menlo Park, San Mateo County. The modified master plan significantly reduces office capacity and moderately increases residential capacity by adding a single-family and townhouse district. Lane Partners is the project developer.
SRI International is the property owner, working with the project developer, Lane Partners. Skidmore Owings & Merrill is responsible for the master plan and commercial architecture, while TCA Architects will design the multi-family apartments, and KTGY will oversee the townhouse and single-family housing.

The previously approved master plan called for 800 apartments across 16.5 acres and 37.1 acres dedicated to the commercial office campus. The modified plans have flipped the land use for 333 Ravenswood, with housing now expected to occupy 44.4 acres of the site and 14.6 acres dedicated to a much smaller commercial office enclave. The changes reflect the market’s reduced demand for office space, and continued sky-high prices for single-family houses and townhomes.
Full build-out will include 1,082, of which 754 will be in multi-family structures, 220 single-family houses, and 108 townhomes. Residential parking will be split between private and shared garages, with an overall capacity for 1,550 vehicles. The office campus will contribute an additional 2,006 spaces for employees and guests.

The site plan will feature five dedicated, publicly accessible open spaces offering a variety of amenities around the housing, and a retail village below the offices. Across the site, approximately 1,100 trees will be replaced, and 228 heritage trees will remain untouched.

Phase one of construction will produce the two largest apartment complexes at the corner of Ravenswood Avenue and Laurel Street. The second phase finishes off the remaining residential structures and the Parklien recreational area. The third and final phase will complete the four office buildings and retail village. The estimated cost and timeline for construction have not yet been shared.
