Plans have been approved for the eight-story apartment complex at 1215 Bordeaux Drive in Sunnyvale, Santa Clara County. The project team has secured entitlements for a 265-unit development within the Moffett Park Specific Plan. The Texas-based real estate firm, Beam Reach, is the developer.

The 91-foot-tall structure is expected to yield around 297,300 square feet, including approximately 257,600 square feet of housing and 39,700 square feet for the two-story garage. The complex will include 265 units, of which 40 will be deed-restricted as affordable housing. Parking will be included for 217 cars and 268 bicycles. Unit types will vary with 64 studios, 160 one-bedrooms, and 41 two-bedrooms.

KTGY is responsible for the design. Renderings show the podium-style apartment complex will feature some vertical facade articulation to visually reduce the overall massing, protruding balconies, and some funky angular floor-to-ceiling windows on the ground floor for the lobby and amenity rooms. The exterior will be clad with a mix of colored stucco, cementitious panels, board-formed concrete, and metal panels. Bionic will oversee the landscape architecture.

The application utilizes Senate Bill 330 and the State Density Bonus law to increase residential capacity and streamline the approval process. Waivers have been requested for publicly accessible open space, courtyards, parking, and facade design.

The nearly two-acre property is located on Bordeaux Drive and 5th Avenue within the Moffett Park area dominated by Google-owned office buildings and hotels. In 2023, the city approved a rezoning of the 1,270-acre industrial neighborhood for 20,000 new dwelling units and ten million square feet of additional office space with transit and infrastructure improvements.

    Always nice to see a parking lot/and or a one-story office park get replaced by something like this.

  2. I find it amusing how housing can be plopped anywhere nowadays. There isn’t another residential building for at least a half mile if not more. These residence will be isolated except for all the Google employees during the day

    • It’s amazing what the world once accomplished before rezoning.

      Gotta start mix-use distracts somewhere. A decade of doing so will make far better urban environments.
