Preliminary plans have surfaced for a narrow apartment complex at 2213 25th Street in San Francisco’s Potrero Hill neighborhood. The infill project could replace a single-family house with three dwelling units. Burlingame-based Arcus Housing is listed as the property owner.

The complex will include three apartments, of which two will have two bedrooms, and one will have three bedrooms. The roughly 40-foot-tall structure is expected to yield around 5,700 square feet, including 4,700 square feet of housing and around a thousand square feet for the ground-level garage and trash room. Parking will be included for three cars and three bicycles.
RKD Consulting is responsible for the application and design. Illustrations show the complex will feature a contemporary aesthetic with a beige facade and a subtle Bay Window overlooking the garage and entry stairwell. The structure will feature a small top-floor setback to visually reduce its overall scale.

Arcus Housing has not yet submitted a development application for the site. The documents invoke Senate Bill 423 to potentially streamline any future application. Construction is estimated to cost around $1.6 million, a figure not inclusive of all development costs. The timeline for construction has not yet been shared.
