Public Meeting Scheduled Today for 0 Seely Avenue in North San Jose

The Hanover Company’s proposal will bring over a thousand new homes to North San Jose. The City of San Jose is beginning to prepare the Environmental Impact Report for the project, 0 Seely Avenue, and city staff are looking for public input to guide the project. A city meeting is scheduled for tonight, and the public can submit written comments on the scope of the EIR from now until March 25th.

As described by the meeting notice, “The City welcomes your input regarding the scope and content of the environmental information that is relevant to your area of interest, or to your agency’s statutory responsibilities in connection with the proposed project.”

The proposal will reshape 22.2 acres with housing, 52,100 square feet of retail, and a 2.5-acre public park facing Seely Avenue surrounded by housing on each side. The 1,470 units will fit within a mix of three-story townhomes and multi-story apartments. An affordable low-income housing complex will provide 172 rental units.

The development will also have a capacity for over 2,000 cars, and the bicycle parking capacity is unspecified. In total, there will be 2,120 vehicle spaces spread across three-story parking garages, multi-level garages inside residential buildings, and some surface parking. Of that space, 1,897 spots will be for residents, and 223 spots will be for retail use. If at least one comment comes up, it will be to ask the city to push Hanover to build higher for more housing with fewer cars.

0 Seely Avenue is located between Seely Avenue, Coyote Creek Trail, Montague Expressway, and Epic Way. Two bus lines service a nearby public transit station, one moving from San Jose to the Levi Stadium and the nearby Tasman East development site. The other runs from Milpitas BART to the Sunnyvale Caltrain Station.

The proposal requires demolishing a farm, a rare vestige of the region’s legacy as California’s agricultural center stretching back from the 1950s to the beginning of Spanish colonization. Also to be removed are the two residences, a fruit stand, and 584 trees.

KTGY is responsible for the design. The preliminary stage of development means detailed renderings have not been released. Still, the overview rendering shows the familiar podium building style with retail facing the 2.5-acre park and landscaping filling in the ground-level setbacks between the building and structures.
