Construction is underway for 1175 Aster Avenue, a transit-oriented apartment complex in Sunnyvale, Santa Clara County. The 412-unit building is within walking distance of Caltrain’s Lawrence Station, connecting riders from San Francisco through San Jose, as far south as Gilroy. Olympic Residential Group is responsible for the master plan, with design by Studio T Square.
While concrete is rising for 1175 Aster, Olympic has gotten the Toll Brothers to develop the rest of the 17-acre Aster Avenue Master Plan, including 329 more dwelling units. Two stepped buildings next to 1175 Aster, rising from two to seven stories tall, will bring a combined 189 condominiums to be sold for ownership. The condominiums will cover 3.2 acres.
On the western 8.6 acres, the Toll Brothers will build 140 townhome units in twenty separate structures. Between the townhomes and the public street, the public will have access to 2.3 acres of landscaped open space with turf grass, a playground, and seating.
Once complete, the master plan will yield 998,330 square feet of residential area, 23,070 square feet of amenities, and 1,650 square feet of commercial retail space. Apartments will average 880 square feet each, condominiums 1,120 square feet each, and townhomes 1,740 square feet each.
There will be no affordable construction produced from this project.
Studio T Square is the project architect and master planner, with the Guzzardo Partnership responsible for landscaping and BKF Engineers as the project civil engineer. Jules Wilson, a San Diego-based design studio, will be responsible for the interiors. SBI Builders is the project contractor responsible for construction. Olympic Residential Group states that construction started end of last year, with completion expected by 2024.
The project fits within the Lawrence Station Area Plan, or LSAP, first adopted by the City of Sunnyvale in 2016 to make better use of the area immediately around the Caltrain station. Last year, the City revised the plans to expand the zoned residential density for an overall possible buildout from 2,323 to 5,935 units. A net 1.2 million square feet of offices/R&D/industrial area remained stable.
An LSAP zoning has also been approved by the City of Santa Clara, further bolstering the area’s prospects. Construction work is already moving for a few projects across the city borders, with coverage from us coming soon.
