New renderings have been revealed for a two-story affordable infill at 2314 Northview Drive in the River Gardens neighborhood of North Sacramento. The project will replace a vacant plot of land with 67 new homes. Excelerate Housing Group is the property owner.
Brooks + Scarpa Architects is responsible for the design. The design takes advantage of the city’s warm weather with open space carved out of the block. Facade materials will include stucco, corrugated metal, and cement board siding.

The 23-foot tall structure will contain around 31,020 square feet of floor area. Parking will be included for 14 cars with surface parking and 34 bicycles in a protected room. The project will center around a common courtyard and deck. Inside, amenities will include office space, a lounge, conference room, laundry, and a full kitchen.
The project will offer 66 units of affordable supportive housing for low-income households experiencing homelessness. One two-bedroom unit will be included for on-site management staff. Of the 66 affordable units, four will be for households earning around 25% of the Area Median Income, or AMI, 30 units will be for 30% AMI households, 23 units for 40% AMI households, and nine units for 50% AMI households.

Labib Funk & Associates will be the civil and structural engineer, with Idiaz Design responsible for MEP Engineering. Sacramento Housing and Redevelopment Agency is assisting the project application, with plans to use the HUD HOME Investment Partnership funds.
Reporting by Ben van der Meer of the Sacramento Business Journal reported that Excelerate purchased the 1.23-acre property in September of 2020 for $315,000. 2314 Northview Drive is by the retail-rich intersection of West El Camino Avenue and Northgate Boulevard. Downtown Sacramento is around 30 minutes away by bus.

Construction is expected to last around 16 months, from ground-breaking to completion. Plans suggest construction will start in October of this year.
