A new residential project has been proposed for development at 45-49 Bronte Street in Bernal Heights, San Francisco. The project proposal includes the construction of a three-story residential building using SB-9. Plans call for the demolition of the existing one-story single-family building on the site.
MML Architect is responsible for the designs.
The project site is parcel spanning an area of 1,750 square feet. The existing vacant and dilapidated dwelling was built in 1915 and was owner-occupied at least 3 years prior to being sold to the current owner. The building is now vacant.
The project will bring a new three-story building yielding a total built-up area of 3,040 square feet. The building will offer two-family dwellings using SB-9. The ground floor will feature a one-car parking garage with two bicycle parking next to a one-bedroom unit. The second floor will be the main level of the top unit, featuring the kitchen, dining, and living areas. The third floor will have three bedrooms and two and a half bathrooms. There will be open space at the rear yard as well as a small private deck on the 3rd floor.
A project application has been submitted, and is pending approval. The estimated construction timeline has not been announced yet. The project site is located on the northwest corner of Bronte Street and Mojave Street.

There is no way for that new housing to be more affordable than the house it’s replacing.
If you go to Google street view, you’ll see that the house in question is in total disrepair. It’s not “affordable,” it’s unfit for habitation.
Could this be any less imaginative? or uglier? Or is it a place saver? Bernal has design review guidelines…’wonder how they will like this?
Who cares? It might allow a longtime resident to age in place while new families also can find a decent place to live. Bernal needs like 1000 of these. Build it!

Out of scale for this street and too tall. It will block the neighbor’s $$$ solar investment. The original structure is probably an earthquake shack but history is not important if money is to be made
