The City of Oakland has approved permits for constructing two hundred homes at 7300 MacArthur Boulevard in Eastmont, Oakland. The project will replace a vacant parcel along the busy thoroughfare and across from the Eastmont Town Center with two hundred homes, including twenty affordable units. RMG Housing, a Los Angeles-based developer, is responsible for the application.

BDE Architecture is responsible for the design. Project plans show a podium-style complex clad with cement plaster and metal panels. The color palette will include white, dark grey, and orange highlights. Facade articulation will separate the overall massing into three segments overlooking MacArthur Boulevard, ornamented with aluminum sunshades.

KPFF is consulting on civil engineering, and the Guzzardo Partnership oversees landscape architecture. Residents will benefit from a rooftop deck overlooking MacArthur Boulevard, including a barbeque counter, play area, garden space, and open lounge. A public mural will be included along the building’s 73rd Avenue face, designed by a local artist. In renderings, the illustration of a California Poppy is used as a placeholder to illustrate how a mural may look.

The 76-foot tall structure will yield around 141,930 square feet, with 108,200 square feet for housing and 2,950 square feet for retail. Housing sizes will vary, with 15 studios, 165 one-bedrooms, and 20 two-bedrooms. Of the 200 homes, 20 will be designated as affordable, allowing the project to qualify for ministerial approval and the state density bonus. Parking for 91 cars inside the first-floor garage and a rear surface lot will be included, along with space for 60 bicycles by the lobby.

The 1.3-acre parcel is located at the intersection of MacArthur Boulevard and 73rd Avenue. Two other significant projects are working through the permitting process for the neighborhood. Across 73rd Avenue, the Black Cultural Zone Community Development Corp is working on plans to build 120 affordable units and a market space known as the Liberation Park Residences & Market Hall. Around ten minutes away on foot, AMG & Associates is planning to build over five hundred homes across two acres of vacant land at 6733 Foothill Boulevard.

Construction is expected to last around 28 months from groundbreaking to completion. The estimated start is not established. RMG Housing has yet to reply to a request for comment by YIMBY.

  4. Yikes. Soviet-style apartment block, across from dead mall, with surface parking. At least we’re getting more housing.

  6. Site context: Previously this lot was a strip mall that burned down in 2016. It’s been vacant the 7 years since. The blue building still standing is an independent pharmacy that works with care homes and outpatient centers.

    Similarly, the Liberation park site was I think either a muni or OPD service building? until it was demolished in around 2010, a similar time to when the ACE hardware at 6733 Foothill closed and was demolished. I see this is intended to have retail at ground level to replace what was lost in the fire, I just hope that they price it correctly so a business can move in and thrive and we don’t end up with another set of perpetually rotating or empty storefronts.

  7. I am tired of what they call affordable housing! Most people are stuck in between affordable.Either your not low enough for affordable or you are a tad over and make too much. I am talking for single senior citizens.The whole Eastmont area needs a new clean upgrade.

  11. I can’t wait! I miss something being there. We use to have a restaurant, a barber shop, dmv assistance, and tattoo parlor there. Today, we need all the housing we can get. This is awesome! ♥️🎉🙌🏾
