New plans have been filed for a six-story permanent supportive housing apartment complex to rise at 3720 Telegraph Avenue in Mosswood, Oakland. The project would replace an existing two-story motel that was converted into affordable housing during the pandemic. Danco Group is responsible for the application.
Danco Group is currently managing the Temescal Commons at 3720 Telegraph Avenue. The developer converted the former motel into affordable housing using funds from Project Homekey and the City of Oakland. The 22-unit property was converted into permanent supportive housing, with a priority for Veterans with a VASH voucher. One unit is occupied by the on-site manager.
The new plans filed by Danco this week call for a six-story apartment with 46 units and a ground-level garage. Of that, 45 units will be designated as permanent supportive housing, ranging in size from studios to one-bedrooms. A two-bedroom unit will be created for the on-site property manager. Bicycle parking will be connected to the lobby. The second floor will include office space for the manager and residential services, a community room, amenities, and a landscaped outdoor balcony.
HKIT Architects is responsible for the application. Illustrations have yet to be published, though previous projects from the firm show a pattern of podium-style infills clad with flat metal panels and tree-lined sidewalks. According to the application, “the facility will be open 24/7 and will employ management and services staff on-site.:”
The project requires the demolition of the existing two-story structure. City code will provide protection to those residents, with a conditional use permit requiring that “whenever a residential hotel unit is to be converted or demolished, and will result in tenant displacement, the [owner] shall… refer the tenants to an equivalent unit if available, and if an equivalent unit is not available or if the tenants chooses not to live in the equivalent unit, then provide the tenants with a relocation allowance” along with other stipulations that support the tenants.

Seems like a real waste of money. Already completed 22 units to be town down, then spend another unspecified amount but probably $30 million at least to barely double what was there before. I really hope there’s limited taxpayer money involved here
Some of these places cost more to remodel than replace. It looks like a motel 6 which most likely hasn’t really been maintained in 40-50 years. The 22 units don’t have kitchenettes which they probably will put in the new units. I personally think they are fine for Temporary housing but they said supportive housing which may be longer term.
