New entitlement permits have been filed to construct several hundred apartments at 2433 Mariner Square Drive in Alameda, Alameda County. The plan would replace low-slung commercial buildings with an eight-story infill and provide future residents with views of Jack London Square and Downtown Oakland. The Martin Group is the project developer.

Details about the project remain limited to a few sentences in the preliminary entitlement and zoning application. The development will create one eight-story structure with 356 rental apartments across 488,700 square feet. Apartment types will include studios, one-bedrooms, and two-bedrooms. The brief project description does not specify if there will be affordable housing.

Construction will yield a three-story concrete podium capped by five floors of wood framing. While the city of Alameda removed parking minimums in 2021, the large podium size suggests the project will include a substantial on-site garage.

Four low-slung office structures currently occupy the property. The site is located above the Webster Street tube connecting the city with Oakland and across from the Alameda Landing shopping mall.

The property is owned by Mash Petroleum LLC, an Orinda-based company associated with Mo Mashhoon and the company’s Mash Gas Station in Orinda. The estimated cost and timeline for construction have not been established. The Martin Group has yet to reply to a request for comment by YIMBY.

  1. I oppose the project as proposed. A lower profile is more consistent with the existing neighborhood. 4 stories would be ideal.

  2. I think it is great. They already have an eight story building in the neighborhood. The Palermo Apartments. It is about time to build them a little higher and put more space around the building. The housing at Alameda Landing and along Clement would have been nicer if you would have build up a little higher set back the buildings from the street a bit and put more space between them. It would also also for some more options for architectural styles.

  3. I like it. It is a good place for housing as it is close to Alameda Landing and Mariners Square, close to the Webster Tube, bus lines and the new water taxi to Jack London. 8 Stores is a good size, they can put the affordable/low income on the lower floors and the more expensive units which people want a bit higher to subsidise the affordable/low income units. The office park doesn’t seem to be doing very well there.

  4. I oppose. There are many small business in the complex that would be displaced. I don’t want more commercial business. Keep businesses in alameda local!
