Preliminary Plans for Townhomes at 1400 Coleman Avenue, Santa Clara

New plans have been filed for a townhome-style infill at 1400 Coleman Avenue in Santa Clara, Santa Clara County. Initial filings show the development, dubbed Coleman Village, will replace a low-slung office complex and surface parking with 162 for-sale residences, ADUs, and even more parking. City Ventures is responsible for the application.

The Santa Clara planning department first published the pre-application yesterday afternoon with a detailed description written by City Ventures. The developer describes their goals for the future enclave, stating, “this community is designed to engage the urban setting with the creation of Coleman Village and includes a central community gathering place, small and large dog park area, and an engaged pedestrian-oriented Coleman Avenue frontage.” The architect is not identified, though City Ventures describes the design goal as capturing an urban style for families that complements the neighborhood’s industrial heritage. The residences will be all-electric solar-powered.

Construction will bring 162 for-sale townhomes with sizes ranging from 1,040 to 1,770 square feet across eleven buildings. ADUs will be included on-site, though the exact capacity is not specified. Parking will be included for 208 cars spread across private and shared garages. Bicycle parking is not specified. Residential amenities will consist of a central community space, two dog parks, and guest parking. Of the 162 units, 18 will be designated as affordable housing. This will allow the developer to use the State Density Bonus program to increase residential capacity with waivers related to building height, setbacks, and reduced parking.

The project is located across from Gateway Crossing by Holland Partner Group. The developer is getting ready to open the first phase of construction early next month, opening 407 of the planned 1,565 units.

Future residents at 1400 Coleman Avenue will be close to the San Jose International Airport and a six-walk from the Santa Clara Caltrain Station across from the Santa Clara University Campus. PayPal Park, home to the San Jose Earthquakes soccer team, is 15 minutes away on foot.
