Preliminary permits have been filed for a seven-story residential infill at 335 South Winchester Boulevard, across from Santana Row in San Jose, Santa Clara County. The application comes after the developer dropped its previous attempt at building offices. Design 3PA is the project architect and applicant.
Design 3PA was founded in 2023 by former Swenson architect Lawrence DeSantis. A preliminary massing from the firm shows floor-to-ceiling glass walls and a garage entrance facing the Boulevard. The rear of the structure is carved by a few setbacks of outdoor terraces, bringing down the overall height to the rear yard where the property abuts a single-family residential neighborhood.

The pre-application specifies that the project will bring 95 rental units, including 10% as affordable housing. A two-story podium garage will provide a substantial vehicular capacity, though the figure is not specified. A portion of those two floors will include some housing. Above the podium, all five floors will be dedicated to housing and amenities. These include patios on the third and seventh floors.
A vacant commercial building formerly occupied by the Vietnamese restaurant Khanh’s will need to be demolished. The business moved to a new location in Campbell three years ago.

San Mateo-based HPL Development was the property owner via Pacific Row Development LLC. The property has been listed for sale by Alliance Bay Realty. The project team have yet to reply to a request for comment.
