The formal application has been submitted for a potential townhome redevelopment of 980 University Avenue in Los Gatos, Santa Clara County. The project invokes the Builder’s Remedy to bring several dozen units to the four-acre parcel just north of Vasona Lake County Park. Toll Brothers is the project developer.
SDG Architects is responsible for the design, with HMH involved as the landscape architects. Illustrations show a familiar boxy aesthetic across the wood-frame buildings. Each structure will be vertically articulated to express unit scale. The exteriors will be clad with stucco finish, fiber cement siding, and capped with composite shingle roofing.

The proposal includes 68 townhomes across twelve buildings. Unit sizes will vary from 1,905 square feet to 2,247 square feet across a variety of three or four bedrooms. Parking will be included for 150 cars and 68 bicycles.
Toll Brothers first submitted the pre-application permit for 980 University Avenue in early April this year. The team is using the Builder’s Remedy provision from the Housing Accountability Act. The formal application was submitted late last week, increasing the project capacity from 66 to 68 units, and now requesting project approval.
Demolition will be required for the existing building at 980 University Avenue, owned by James Rees and the Boccardo Management Group. The group owns nearly a dozen properties in Los Gatos, representing the majority of their portfolio, including four other sites along University Avenue. According to the developer’s website, the property “consists of approximately 66,000 square feet of office, R&D and warehouse.”

The estimated cost and timeline for construction have yet to be shared. Toll Brothers has yet to reply to a request for comment as of the time of publication.
