More documents, including a design review and notice of exemption, have been filed with CEQA on behalf of a project located at 2433 Mariner Square Drive in Alameda. Previously reported on by SF YIMBY in 2024, the project is being brought by The Martin Group with plans to transform the West Alameda parcel. The current commercial area would be replaced by high-rise residential with views of downtown Oakland, the Port of Oakland, and across the San Francisco Bay.

The development will create one large-footprint eight-story structure with 356 rental apartments across 488,700 square feet. Apartment types will include studios, one-bedrooms, and two-bedrooms.

Architecture firm BDE is responsible for the designs, with preliminary renderings showing plans for a white paneled façade with recessed areas of wood siding comprising the building’s upper levels, and dark metal paneling with high windows comprising the lower portion of the building.

The site is located in the space between the Webster and Posey tunnels near the Alameda-Oakland Estuary. As a result, it has excellent proximity to the SF Bay Ferry and multiple trans-estuary bus lines. It is also walking distance from the nearby shopping center and big box stores. Even so, developers have seen that the building is well served by vehicle parking with 283 on-site parking spaces in a multi-story garage and 124 off-site parking spaces in an adjacent lot under lease from Caltrans.
