New building and demolition permits have been filed for a nine-story apartment complex at 842 California Street near Huntington Park, San Francisco. The filing shows an additional floor has been added to the proposal, slightly increasing the unit count to 33 condominiums. The project developer, Acme Development, secured planning approval late last year.

The roughly 97-foot-tall structure is expected to yield around 46,950 square feet, including 40,950 square feet of housing and 6,000 square feet of parking. The basement garage will accommodate nine cars and 36 bicycles. Unit sizes include four studios, 14 one-bedrooms, 11 two-bedrooms, and four three-bedrooms.
Cass Calder Smith Architecture + Interiors is responsible for the design. The exterior will be clad with dark concrete for the podium, terracotta tiles across the exterior, and glass railings. The application invoked the State Density Bonus law to achieve the high residential capacity and height.

Of the 33 units, five will be deed-restricted as affordable housing and considered as replacement units for the existing vacant units.
The property is located at the corner of California Street and Joice Street on a block bound by Powell Street and Sacramento Street. Public records show the property last sold in 2020 for $5.2 million.

Construction is scheduled to last around 24 months from groundbreaking to completion.
