The San Mateo Planning Commission recommends approval for an eight-story mixed-use complex at 616 South B Street in downtown San Mateo. The application now looks to replace a vacated commercial structure with 94 rental apartments and retail space, a block away from Central Park. Nazareth Enterprises is responsible for the application as the property owner.

The roughly 84-foot-tall structure is expected to yield approximately 162,120 square feet, including 93,630 square feet of housing, 7,300 square feet of retail, and 61,210 square feet of parking across three levels. Unit sizes will vary with 42 studios, 41 one-bedrooms, and 11 two-bedrooms. Of the 94 apartments, 10 will be deed-restricted as affordable to very low-income households. Parking will be included for 114 cars and 98 bicycles.

ARC TEC is the project architect. The ground floor will include a long retail space facing B Street and a residential fitness center at the corner of B Street and 7th Avenue. Additional amenities will include a fourth-floor podium-top deck and a residential community center. The top floor is set back from the lot lines, visually reducing the structure’s size and providing most eighth-floor units with private balconies.

The 0.64-acre property is located along South B Street between 6th and 7th Avenues. Future residents will be just two blocks from the city’s retail-rich center and six blocks away from the Caltrain Station.

The estimated cost and timeline for construction have not yet been shared. The application is expected to be heard by the San Mateo City Council during the mid-August public meeting.
