Updated plans have been filed for a six-story residential infill at 350 Forest Avenue in Palo Alto, Santa Clara County. The preliminary application is a moderate reduction from the previous iteration, down two floors and 13 units. Sares Regis Group is the project developer, filing on behalf of the property owner, Vittoria Management.

The 71-foot-tall structure is expected to yield around 119,900 square feet, including 69,100 square feet of housing and 37,000 square feet for the two-level podium garage. Unit sizes will vary, with 33 one-bedrooms, 26 two-bedrooms, six three-bedrooms, and four townhouse-style ground-level apartments. Of the 69 units, 9 will be deed-restricted as affordable to low-income households. Parking will be provided for 98 cars and 76 bicycles.

The application invokes Senate Bill 79 and SB 330 to streamline the approval process. The latest application does not invoke the State Density Bonus Law, a change from the previous application.

Steinberg Hart is responsible for the design. Illustrations show another familiar podium-style apartment complex clad with cement plaster, metal panels, and wood-look cladding. Future amenities will include a fitness center, community room, and a landscaping courtyard of the neighboring apartment building shared among Forest Commons residents and Casa Real.

Demolition would be required for an existing two-story 16-unit apartment complex. The 0.6-acre property is located along Forest Avenue between Bryant Street and Waverly Street. Future residents will be a block away from Heritage Park and two blocks from the Downtown Palo Alto commercial core along University Avenue.

The estimated cost and timeline for construction have not yet been shared.
