Planners have started one of the first steps of the environmental review process for 1430 Chapin Avenue in Burlingame, San Mateo County. The recent notice has invited public comments regarding a proposed five-story office building near Burlingame Avenue and El Camino Real. San Mateo-based developUrban is responsible for the project.

The project would demolish the existing Chase Bank structure. New construction would yield around 103,010 square feet, including approximately 61,860 square feet of commercial office space, 4,050 square feet for the financial institution, and 2,050 square feet for a ground-level cafe. On-site parking will be provided for 117 vehicles through the use of automated stalls and stackers. Additional space will provide parking for 23 bicycles.
Portland-based Lever Architecture is overseeing the design, and Orinda-based Jett is responsible for the landscape architecture. Renderings show a modern office complex featuring floor-to-ceiling windows, pronounced lintels between floors, and rounded edges overlooking Chapin. The ceilings and soffits will prominently display the primary structural material for the complex, cross-laminated timber.

The 0.7-acre property is located along Chapin Avenue between Primrose Road and El Camino Real. The site is surrounded by several low-slung commercial structures and is between the city’s denser apartment district and the busy retail thoroughfare, Burlingame Avenue. The city’s primary Caltrain Station is less than ten minutes away on foot.
The city’s planning department recently submitted its notice of intent to adopt the Mitigated Negative Declaration for the purposes of CEQA, providing a public description of how the project will mitigate potentially significant environmental effects. The notice has opened up a 30-day period allowing public comment on the document, ending August 25th, 2026. For more information, visit the city website here to review the MND and participate.
