The Berkeley Zoning Adjustment Board is scheduled to review plans tomorrow evening for a seven-story apartment complex at 2298 Durant Avenue in Southside, Berkeley. The project would add 45 apartments close to the UC Berkeley campus and Downtown Berkeley. Valiance Capital is responsible for the application.

The 85-foot-tall structure is expected to yield around 49,970 square feet for housing. The structure will contain 45 dwelling units, including two affordable units deed-restricted for very-low-income households. The project benefits from the State Density Bonus law to increase residential capacity, though the overall density has been reduced from previous eight-story plans.
The roughly 0.2-acre property is located at the corner of Durant Avenue and Ellsworth Street, a block away from Edwards Stadium and less than 15 minutes away from the Downtown Berkeley BART Station on foot. The existing structure was built as a single-family house in 1903 and converted to commercial office use in 1946.

Studio KDA is the project architect and applicant. The estimated cost and timeline for construction have not yet been shared.
The event is scheduled to occur tomorrow, Thursday, August 13th, starting at 7 PM. Public participation will be facilitated in-person at the Berkeley Unified School District Board Room and online via Zoom. For more information, visit the city website here.
