Director Review Requested For Pioneer Congregational Church Site, Midtown Sacramento

D&S Development has filed an application requesting that city staff review a plan to adaptively convert the historic Pioneer Congregational Church into a mixed-use project at 2700 L Street in Midtown Sacramento. The building previously hosted the oldest congregation in Sacramento, established in 1849 by Reverend Joseph Benton.

The property was listed for sale for $3.2 million in March of this year. In May, an investor started the process of purchasing the site, and by June, the church was no longer worshipping at 2700 L Street. According to the church website, “We have entered into a purchase and sale agreement with a buyer, with the anticipated close of escrow at the end of September 2026.” The statement concluded by saying, “after that time, the Congregation will discern what the future holds for Pioneer,”

The initial application provides a basic understanding of what D&S is planning for the site. The application will involve preservation of the existing historic landmark structure, improvements to convert the site into an event space, and the addition of 12 hotel rooms in an unspecified area of the former church.

The application states demolition will be involved, with Sacramento Planning Department staff telling YIMBY that “The definition of demolition includes the removal of 50 linear feet. In past discussions, the applicant didn’t note any exterior demolition or demolition of interior spaces that were generally accessible to the public – but the application would confirm that.”

The 0.45-acre site is located along L Street between 27th Street and 28th Street, directly across from the Sutter Fort Historic State Park. On the other side of the state park is Hyatt House, an historic adaptive reuse of the 1928-built Eastern Star Hall. The eight-story hotel was completed in 2023 with design led by HRGA.

The estimated cost and timeline for construction have not yet been shared.
