Plans have surfaced for a potential increase to the active construction site at 3637-3657 Sacramento Street in Presidio Heights, San Francisco. The documents look into invoking the city’s Family Zoning Plan to increase the floor count and residential capacity. Sacramento Locust Associates is the project sponsor, with San Francisco-based Litke Properties responsible as the property owner.

The approved project currently under construction consists of a four-story mixed-use infill above a two-story basement garage. The basement and lower two floors would include a 50-car garage, 49 bicycle spaces, 9,980 square feet for a dentist’s office, and 6,560 square feet for ground-level retail.

The city’s planning department published the recent filing as part of a project review meeting request, but it is not a preliminary or formal application. The documents shared by the city show the development could now rise six floors, doubling the potential residential capacity from 18 to 36 units. Gary Gee Architects is the project architect, with updated floor plans drafted by ShoreCal Engineering Inc. While not a formal application, the demonstrated interest to build more housing by the sponsors is the latest indication that rising rents and demand for housing across the city are starting to push developers.

The 0.33-acre property is located along Sacramento Street between Locust Street and Spruce Street, one block away from a retail-rich portion of California Street. Future residents will be just a few blocks away from the beautiful Presidio of San Francisco.

The property last sold in 2007 for $8.5 million, with the plans for the currently approved four-story development filed in the same year. The city granted final approval in 2020 and issued new building permits in 2022. YIMBY last visited the site in August 2025, when crews had completed much of the foundation and a portion of the garage.
