Oakland Planning Commission will be reviewing a design review application seeking the approval of a residential project on two parcels located at 8750 Mountain Boulevard in Sequoyah, Oakland. The project proposal includes the construction of townhouses at a site that formerly housed Oak Knoll Naval Hospital.
Oak Knoll Venture Acquisitions LLC is the property owner and SunCal is the project applicant. Danielian Associates is managing the design concepts and PGA Design is managing the landscape design.
The project site spans an area of 191 acres. The new development, Oak Knoll will bring 918 townhomes, 72,000 square feet of commercial space, 14,000 square feet of civic/commercial space, and recreational areas. Well-landscaped open spaces measuring an area of 67.6 acres, creek restoration, and walking trails are also a part of the Master Planned Community. A new design will be implemented in the street network to offer safe and comfortable movement.
The first parcel will contain 38 townhomes, offered as a mix of eleven buildings featuring duplexes, triplexes, four-plexes, and five-plexes building arrangements. Each unit will have a two-car attached garage and a total of 76 off-street parking spaces. The second parcel will contain 74 townhomes, offered as a mix of nineteen buildings featuring three duplexes, five triplexes, two four-plexes, and nine five-plex building arrangements. Each unit will have a two-car attached garage and a total of 148 off-street parking spaces.
The residences on both parcels will feature stylistic references to common and vernacular Californian architectural styles, including Craftsman, Farmhouse, and Mission architectural styles. Common areas include group open spaces, private balconies, and ground floor porches.
The Sea West Federal Credit Union and Seneca Center are located on two parcels in the middle of the project site and are not considered part of the project. In addition, the project does not include the 5.4 acre City of Oakland parcel (known as the Barcelona Parcel) located near Barcelona Street and St. Andrews Road.
The estimated project construction timeline has not been revealed yet. The Planning Commission is conducting a meeting on June 23, 2021, details of which can be found here.
