New plans have been filed for a four-story mixed-use building with affordable housing at 525 East Charleston Road in Palo Alto, Silicon Valley. If approved, the project, dubbed the Mitchell Park Project, could add 50 new rental apartments for lower-income households to the historically housing-averse city. Eden Housing will develop the building on land leased by the County of Santa Clara.

Pre-application permits have been filed for a mixed-use structure at 4311 MacArthur Boulevard between Laurel and Redwood Heights, Oakland. This resurrects hope for developing the vacant lot by AMG & Associates. The firm had pursued a smaller project in March 2010, though it withdrew in 2016. New permits describe a 197-unit mixed-use affordable housing development to qualify for Senate Bill 35 (SB35) to expedite approval.

Senior Housing for 2800 Florin Road, Meadowview, Sacramento

Permits have been filed for a new senior-housing project at 2800 Florin Road, in Meadowview, Sacramento. The six-building permit would add a total of 150 units to a currently vacant 4.5-acre lot fifteen minutes from the city center. The Christian Church Homes development team is leading the project. The CCH already run 2,390 units at thirty sites across three states. With this latest project, they will be creating a new residential enclave in a mostly suburban district, with the first one hundred units built for $36 million.
